Terms and Conditions

Thank you for choosing to book with us, we hope you will enjoy your stay. The following terms and conditions apply to your booking. They form the terms of a legally binding contract between us and you.

Price

Our property prices vary depending on the length of your stay and the season and they are updated regularly. The price payable includes accommodation only (No breakfast).

Warranty Deposit and Payment in advanced

A deposit is required at the time of booking, to be paid by bank transfer or PayPal. If you book more than fourteen days before arrival, the non-refundable deposit will be 50% of the cost of your booking or the first month if the booking is longer than a month and the other 50% fourteen days before arrival. If you book fourteen days or less before arrival you will be required to pay the full amount due for the whole of your stay or the first month if the booking is longer than a month.

Also, a £400 warranty deposit refundable on checkout is required 7 days in advance of the check in date, to be paid by bank transfer, PayPal or pre authorised from debit or credit card. We might need to preauthorise it again if the stay is long because banks cannot hold it for too long. In the event of refusing to pay the damages deposit we have the right to cancel the reservation without any refund.

Confirmation of Booking

Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.

Payment

We accept payments in advanced by bank transfer or PayPal.

Cancellation by you

If you cancel more than fourteen days before arrival you will lose your booking payment, the warranty deposit will be refunded, and will not be charged for the remainder of your booking. If you cancel fourteen days or less before arrival, or fail to check in (“no-show”), or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking or a month if the booking is longer than a month, less any costs not incurred by us as a result of your cancellation. In agreeing to our terms and conditions, you authorise us to charge this amount from the warranty deposit or to the credit/debit card used to secure the booking. It is recommended that you take out travel insurance which provides for cancellation cover.

Cancellation by us

In the unlikely event that we are forced to cancel your booking, due to circumstances beyond our control, we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or unacceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of twice the cost of your booking.

Arrival and Departure

You will be able to check in after 5pm but please contact us in advance to advise of an estimated time of arrival (EAT), as we do not have reception and we need to know your EAT in order to wait for you. Arrivals are by prior arrangement only. If prior arrangements have not been made, and you do not arrive by 9pm, we are entitled to treat it as a “no-show”. Your booking will be cancelled and we have the right to re-let the property. We request that you vacate the property by 10am on the day of departure. If guests stay later than 10am on the checkout day they will be charged 50% of the daily fare and 100% if they stay longer than 1pm

Damage and Breakage:

We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages which we consider to be deliberately or recklessly caused, for any items discovered missing after you depart or for the cost of the property for any time period for which it is considered un-usable due to damage.

Smoking Policy:

We are a No Smoking establishment. Any abusive use of the fire alarm is illegal and will be charged with the full amount of costs caused. Smoking is strictly prohibited on the premises and throughout the whole building, and if any evidence of such activity is found, a £200 fine will apply. If fire equipment is found to be tampered, fines will apply.

Food and drinks:

Guests agree on keeping the premises as clean as possible. Therefore extra cleaning surcharges may be applied if the place is left in an inappropriate condition such as plenty of rubbish or plenty of stains caused by food or drinks. Eating and drinking on the beds is strictly prohibited.

Littering Policy

General waste must be stored in plastic bags and placed in the big metal bins outside the building in one of the blue doors below the property.

Quiet time:

Guests must be considerate and mindful to neighbours and should keep the noise to a minimum between 10pm and 10am. We do reserve the right to charge for any disturbance caused and affecting the comfort of other our guests.

Extra guests

Only guests who have paid are allowed to stay overnight on the premises. If you would like to bring your friends along for some night, please ask to our staff.

Pets:

Sorry, we do not accept pets.

Our Liability

We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence of us, or our employees. Cars left in the street parking are parked at your own risk. We are not responsible for the content of external Internet sites.

Possible Charges and Service Interruptions

In agreeing to our terms and conditions, you authorise us to charge the applicable amount from the deposit and to the debit/credit card used to secure the booking. If the damage/breakages are discovered after you depart, you will be notified of any charges in writing as soon as is reasonably practicable, to be settled by email, Whatsapp, SMS or post.

We reserve the right to stop our services if the rules are not respected with possible intervention of the local authorities.
